Finthe discounting of the projected net cash flows of a capital project to ascertain its present value. The methods commonly used are: yield, or internal rate of return (IRR), in which the calculation determines the return in the form of a percentage; net present value (NPV), in which the discount rate is chosen and the present value is expressed as a sum of money; and discounted payback, in which the discount rate is chosen and the payback is the number of years required to repay the original investment.Abbr. анализ проектов инвестиций в долгосрочные внеоборотные активы (fixed assets) сточки зрения прогнозируемых выплат (cash outflows) и поступлений денежных средств (cash inflows). При проведении анализа рассчитываются следующие показатели: период окупаемости капитала (payback period); учетный коэффициент окупаемости (accounting rate of return); внутренняя ставка окупаемости (internal rate of return); (net present value) нетто текущая/дисконтированная стоимость. Два первых показателя игнорируют изменение стоимости денег с учетом доходов будущих периодов (time value of money), а два последних - учитывают это и относятся к методам анализа дисконтированного потока денежных средств (discounted cash flow)

внутренняя ставка дохода
Норма прибыли, которая дисконтирует чистую текущую стоимость (net present value) проекта до нуля. Этот метод используется в сочетании с методом дисконтирования поступлений наличности (discounted cash flow) для того, чтобы исходя из поступлений наличности от проекта определить норму прибыли на инвестиционные затраты. Если внутренняя ставка дохода превышает рыночную ставку процента-проект является прибыльным. Для оценки проекта внутренняя ставка дохода обычно считается менее надежным показателем, чем действительная чистая текущая стоимость.
Во-первых, если доходы в различные периоды колеблются и могут быть то положительными, то отрицательными, получить единую внутреннюю ставку невозможно.
Во-вторых, обычно ее показатели выше для проектов более прибыльных в начальный период эксплуатации, даже если их чистая текущая стоимость мала.
